Chris walks through why orange-pilling real estate owners has been harder than expected despite the obvious parallel (fiat into sound money vs. fiat into hard assets), how tax-free refinance proceeds can fund a Bitcoin treasury without triggering a taxable event, and why the wash sale rule doesn't apply to property-classified Bitcoin holdings.
They also get into the operational side: using Bitcoin mining to heat buildings and cut energy costs (which run ~30% of opex), the difference between mining to subsidize expenses vs. mining to maximize output, and why private family offices — not REITs or institutions — are best positioned to move first.
